- The Point District
The small peninsula at the southernmost edge of Seabrook is an underutilized area with immense potential for transformation. Currently home to bait shops, seafood markets, and vacant parcels, this district offers a unique opportunity for developers to create a vibrant hub for local restaurants, unique businesses, and waterfront entertainment. Unlike Old Seabrook, this area is primed to cater to local and chain establishments, setting the stage for a dynamic entertainment district. The district's short, walkable blocks are ideal for creating a pedestrian-friendly environment that encourages foot traffic and engagement. With the upcoming completion of SH 146, the peninsula will gain direct access via frontage roads and an exit off the express bridge, significantly enhancing its accessibility.

The City of Seabrook in partnership with the Seabrook Economic Development Corporation identified needed improvements to this area. The two entities approved joint funding along with an EDA grant to accomplish the raising of Waterfront Drive by over four (4) feet and developing the road with concrete, drainage, sidewalks, landscaping, and lighting. Shortly after completion, the expansion of SH146 began right-of-way acquisition and stalled interest in the district. The area encompasses a few main property owners and continues to be a key area with prime access and views of the bay for development.
